Beijing was one of the top Asian Market Investment Destinations in 2011 according to CRBE.
Over the course of the past 10 years, institutional investment in real estate has shifted from foreign-driven capital to domestic in China. The rise of domestic investors, both private and institutional, is providing much of the capital that is fuelling real estate market today. Insurance Companies, RMB Funds (pilot project in Beijing), China Real Estate Companies are forecasted to be increasingly active in the hotel sector moving forward.
According to Horwath HTL, the availability of connections with government officials is a critical success factor for investors seeking to enter China hospitality market. On the whole, China’s hotel industry is controlled by state-owned enterprises (SOEs), either publicly listed or privately held. Hotels are not always core to these businesses and many of these enterprises lack the knowledge and infrastructure to manage them efficiently.
After resilience in 2009 and 2010, the market showed an increase in transactions activities in major cities including Beijing. Analysts say that values have rebounded after the crisis and now are slowly uptrend. Potential investors are forecast to be mainly Asian-based, and would include those seeking to benefit from favorable pricing and currency fluctuations. However, investors are still cautious due to the general uncertain sentiment still lingering in the market, especially with the recent instability in European markets.
Analysts see the greatest opportunity in the mid market in Beijing, despite the current development pipeline that focuses on luxury/upper upscale range. The development of franchise models is a popular strategy, but 滻搀椀渀最 the right partners – who will adhere to benchmarks and standards – is critical, yet challenging.
Even with increased hotel investment in other up-and-coming Chinese cities and resort areas, Beijing is expected to continue capturing significant portions of the overall growth in the Chinese hotel market. Analysts anticipate that opportunities to provide high-end product will continue to attract investment. Likewise, servicing the massive new market for domestic travelers with branded, quality lodging products is a particularly exciting opportunity for developers looking at projects in the Chinese capital.
